Bushrod Investments and Birchwood Capital Partners have acquired a 31-acre site in northern Baltimore County for The Heights at Hunt Valley, an age-restricted community that will include 52 villa-style homes and a 158,000-square-foot assisted living component.
Site work has begun at 180 Sparks Valley Road, just north of Hunt Valley Towne Centre, with villa home sales expected to begin in spring 2026. A national homebuilder will deliver the 28-foot-wide residential units next year, and the development team is finalizing an agreement with an operator for the assisted living parcel. Construction on the assisted living site is expected to begin in 2026.
“The Heights at Hunt Valley is being developed in direct response to the emerging popularity of age restricted communities, and is specifically designed to address the residential needs of active seniors,” said David Gildea, principal of Bushrod Investments.
Four villa designs ranging from 2,100 to 3,200 square feet will be offered with one-story or two-story options. Standard features include wide-plank flooring, stainless-steel appliances, and granite or quartz countertops. Amenities will include a community fire pit, outdoor grilling station and extensive walking trails.
The development team has contributed financially to Sherwood Episcopal Church’s Clean Water Project, which addresses stormwater runoff issues in the area.
According to Grand View Research, the U.S. active adult market is expected to grow at over 4% annually through 2030, driven by baby boomers seeking community-centered housing.
The site is located between York Road and Interstate 83, approximately 20 miles from downtown Baltimore.
