A new senior living community is set to be developed on 31 acres located just north of the Hunt Valley Towne Centre, about a mile away.

Called “The Heights at Hunt Valley,” the community will include 52 villa-style homes and a 158,000-square-foot assisted living facility at 180 Sparks Valley Road, according to a press release issued today.

The site was recently acquired by Bushrod Investments and Birchwood Capital Partners, who are in the final stages of negotiating a deal with a national homebuilder to bring the project to life.

The Heights will feature four distinct villa designs ranging from 2,100 to 3,200 square feet, with both one-story and two-story options. Sales are expected to begin in the spring of 2026.

Amenities for the community will include a fire pit, an outdoor grilling station, and a comprehensive walking trail system. Inside each home, residents will find wide-plank floors, stainless-steel appliances, and granite or quartz countertops, as outlined in the press release.

David Gildea, Principal at Bushrod Investments, commented on the development, saying:

“The Heights at Hunt Valley is being created in response to the growing demand for age-restricted communities and is specifically designed to cater to the needs of active seniors. There is an increasing trend among this group to downsize, opting for a low-maintenance and amenity-filled environment with peers of similar age. The community’s extensive walking trails and gathering spaces, combined with its proximity to major shopping and business hubs, make it the perfect place for empty nesters and retirees seeking an active lifestyle, while staying close to family and friends.
