The first batch of villa-style homes in a Perry Hall community has hit the market for well over half a million dollars each.

New Jersey-based homebuilder K. Hovnanian Homes will host a grand opening this weekend for its Magnolia Hill community off Honeygo Boulevard. The planned 40-home development has 12 houses ready for move-in between now and January, and two others have already sold to customers who showed early interest in the community, according to Sara Hendrick, K. Hovnanian’s mid-Atlantic division marketing manager. Base prices for the available models range between $579,000 and $647,000.

Two layouts are currently on offer, each with three bedrooms, two-and-a-half bathrooms and two-car garages. The larger model, at 2,456 square feet, includes an unfinished basement. The smaller, at just under 2,000 square feet, does not have a basement. Another four lots are ready for construction, and 19 others are planned in the coming year, along with two model homes.

Hendrick said the “enclave” of villa-style homes, which are clustered in attached groups of three and four, fills a niche in the Greater Baltimore housing market. Buyers can also choose from pre-designed interiors, all curated by K. Hovnanian.

“The villas, they’re pretty wide, and they live like single-family homes. There aren’t a ton of new homes like these in the area,” she said.

The site, prepared by Baltimore’s Bushrod Investments, features ample green space and patches of forest with walking trails. A gazebo will be built later on.

“Approximately one-third of Magnolia Hill is preserved as forest conservation or open space. Magnolia Hill’s generous green space and large forested areas enhances the overall beauty and serenity of the enclave,” said David Gildea, founder of Bushrod Investments, in a statement.

The community is ideal for all families, Hendrick said, whether they be couples without children, those planning to have children or older couples looking to downsize after their kids have left the nest. With easy access to Interstate 95 and a less-than-2-mile trip to White Marsh Mall, the community is also conveniently located for professionals in the region, she added.

Magnolia Hill builds on K. Hovnanian’s success at another community just down the road. Williams Maple Grove, a community of four- and five-bedroom homes in White Marsh, has fully sold, fetching prices north of three-quarters of a million dollars each.

The builder is also working on the final portion of its seven-building parcel at Locke Landing, the massive residential community in the works at the former Locke Insulators site in South Baltimore. K. Hovnanian is delivering a total of 96 “two-over-two” condos, more than half of which have sold. Hendrick said the final units will be ready early next year.
